Top Hung Openable Windows
- Before Maintenance:
- Facade Inspection: We had a site survey and checked all elevations of the Facade from inside. We checked each and every window by opening it and closing it again till it was locked.
- Planning: We also decided on a strategy for this maintenance activity means using a cradle by placing scaffolding or doing work from inside. (For one of the elevations it is impossible to keep a cradle at the ground because space was not available.
- Sequence Decision: We also decided on the sequence of work based on risk, and minimum shifting of a cradle.
- Site Survey Submission: We submitted our report with elevation drawings having to mark windows to the client so he can decide and finalize the number of windows to be repaired based on importance according to him and the budget decided for this work.
- The following are the typical images of Windows before maintenance work. Some of the Windows were tied with ropes, some were fixed by screws and some windows were tagged with a level of 'NOT TO OPEN'.
In addition to the above cases, we noted that the required number of screws were missing in hinges, the openable frame was moving out at the top edge while closing the panel at the bottom, the window was rubbing to adjacent ACP Panel, etc. was identified after teaching to the level of Window by using Cradle ( installed and Audited for Third-Party).
- Installation and Third-Party Audit of Gandola:
We installed 16 16-foot length Cradle having a capacity to withstand a load of 800 Kg. calculating the weight of the Panel ( 130Kg.) and kept it suspended from the Terrace where the Counterweight of 1000 Kg. was kept.

In the image shown above and below; Hinges were replaced and Restrictor Arms installed for Window marked YELLOW, only Restrictor Arms were installed for Window marked GREEN, only Hinges were replaced for Windows marked Black and re-alignment was done for Windows marked Violet. GREEN lines indicate the possible portion of Elevation covered by the Cradle. Red lines indicate Fresh Sealant application work and Glass replacement work carried out by Landscape Wall Systems. ( explained in another post).

Including the above activities, we also added SS316 screws wherever missing, reduced the opening angle of Windows wherever requested by the client, resolved the locking problem without replacing hardware, had lubrication, Labeling from the inner side for identification of work.

ReplyDeleteI think it's important to note that the maintenance of Facade Glass is not just a matter of keeping the outside looking good. It's also about making sure that the glass is safe for people who are walking around inside (whether they're employees or customers).
